Overview

What Is North
Scottsdale?

North Scottsdale is the expansive northern portion of Scottsdale, Arizona, beginning at Shea Boulevard and extending north to the city’s borders with the Tonto National Forest and the town of Carefree. It spans zip codes 85050, 85054, 85255, 85260, 85262, and 85266.

At its southern edge near Loop 101, North Scottsdale offers accessible master planned living: communities like Grayhawk and DC Ranch deliver top ranked schools, world class golf, and well priced family homes with easy freeway access. Travel north and the desert thickens, boulders rise from the earth, and the communities become progressively more private, more exclusive, and more extraordinary.

Troon Village, Troon North, Estancia, Whisper Rock, Mirabel, Desert Mountain, and Silverleaf are not simply neighborhoods. They are national benchmarks for private club residential living at its finest.

North Scottsdale is also measurably cooler than the Valley floor. Communities north of Loop 101 sit approximately 1,500 feet higher in elevation than downtown Phoenix, producing lower summer temperatures, nearly double the annual rainfall, and a lush, boulder strewn Sonoran Desert landscape. Communities like Mirabel approach 3,000 feet, making summer evenings genuinely comfortable even at peak July.

History

From Open Desert
to Arizona’s Most Prestigious
Corridor.

Before the golf courses and guard gates, the land north of Shea Boulevard was open Sonoran Desert cattle ranch country traversed by Army supply roads connecting Fort McDowell to Fort Whipple. The Arizona Canal (1885) opened the Salt River Valley to agriculture, but the far north remained inaccessible without a local water supply.

Schedule a Private Conversation

1969 — Water Discovered
A large aquifer near Pinnacle Peak provided the private water supply that made large scale residential development viable in the far north for the first time.
1987 — Desert Mountain
Desert Mountain opened across 8,000 acres with six Jack Nicklaus Signature courses, resetting the global standard for what a private residential golf community could be.
1994–2000s — Golden Era
Grayhawk (1994), DC Ranch (late 1990s), Estancia, and Silverleaf launched in rapid succession, establishing North Scottsdale as the most prestigious residential corridor in Arizona.
Today — Built Out
The most desirable foothill areas are largely built out. Scarcity of remaining custom lots drives sustained price appreciation in the top tier communities. An irreplaceable market the Valley cannot replicate.
