Most people relocating from Chicago start by searching price. That is the wrong first filter, because the same money buys a completely different life depending on which part of the Valley you land in — and the neighborhood names mean nothing to you yet.
A better starting point is the one you already have: the neighborhood you live in now, or the one you always wished you lived in. What Actually Surprises Chicago Buyers.
**Seasons invert, and that is the whole point.** Your good months become our hard months and vice versa. Many Chicago buyers start as seasonal owners in a lock-and-leave property and convert to full-time later — that path is worth considering before committing to a large home.
**Basements essentially do not exist here.** Storage, mechanicals, and the extra living space you took for granted all live differently. Factor it into square-footage comparisons, because a 4,000-square-foot Chicago house and a 4,000-square-foot Scottsdale house are not the same house.
**Property tax relief is usually significant.** Illinois carries some of the highest effective property tax rates in the country and Arizona's are comparatively low. This is often the single largest financial difference in the move, and it is worth modeling precisely.
