Gainey Ranch · McCormick Ranch · Troon · Desert Mountain · DC Ranch · Grayhawk · Silverleaf

Scottsdale has more premier golf communities per square mile than any market in the country. But buying a home in a golf community is not the same as buying a home that happens to be near a golf course. The membership structure, the assessment history, the lot position on the course, and the financial health of the club all affect your investment. The listings below show what is publicly available. For properties in private communities that are not listed on public platforms, request access through the Private Client Network.

“The community is the decision. The golf course is the amenity. The membership structure, the HOA health, and the lot position on the course determine whether the property is a strong purchase or an expensive obligation.”

Before You Buy

What Most Golf Community Buyers Do Not Evaluate.

Most buyers evaluate the home and the course. The sophisticated buyer evaluates the community’s financial structure. Is the membership mandatory or optional? What are the initiation fees and monthly dues on top of the HOA? What is the club’s financial health — is it profitable, breaking even, or running at a loss? A golf course that is losing money may levy special assessments, reduce maintenance, or face closure and potential redevelopment. All of these scenarios directly affect your property value.

Lot position on the course also matters more than most buyers realize. A premium elevated lot with fairway views but set back from play commands a structural premium. A direct fairway-frontage lot carries ball exposure and noise. An interior lot with no course frontage carries no view premium but avoids the exposure.

Read the Buyer’s Guide

Membership Structure
Mandatory vs optional. Equity vs non-equity. Initiation fees ($0 to $250K+). Monthly dues on top of HOA. Transferability at resale. Each community is different — verify before you offer.
Course Financial Health
A profitable course maintains value. A struggling course creates assessment risk, deferred maintenance, and potential redevelopment pressure. Request the club’s financial statements as part of your due diligence.
Lot Position on Course
Elevated with setback = premium. Direct fairway frontage = ball and noise exposure. Interior lot = no view premium but no exposure. The lot position is a permanent feature that affects both lifestyle and resale.

Common Questions

Questions Sellers Ask Most.

What are the best golf communities in Scottsdale?
Scottsdale's premier golf communities span three corridors. Central Scottsdale: Gainey Ranch (27 holes, semi-private) and McCormick Ranch (36 holes, public). North Scottsdale: Troon (private, Tom Weiskopf), Desert Mountain (six courses, private), DC Ranch (private via Silverleaf or Desert Camp), Grayhawk (two courses, semi-private), and Silverleaf (private, ultra-exclusive). Each has a different membership structure, price range, and lifestyle.
Do you have to join the golf club when buying in a Scottsdale golf community?
It depends on the community. Some communities have mandatory membership — you must join and pay dues when you purchase a home. Others have optional or voluntary membership. Some communities like Desert Mountain have had historically complex membership structures with equity memberships, non-equity options, and varying initiation fees. Verify the current membership requirements, initiation fees, and monthly dues for any specific community before purchasing.
How much are golf community HOA fees in Scottsdale?
HOA fees in Scottsdale golf communities typically range from $300 to $600/month in semi-private communities like McCormick Ranch and Gainey Ranch to $800 to $1,500 or more per month in private guard-gated communities like Silverleaf, Desert Mountain, and Troon. These fees cover community maintenance, security, and common amenities but typically do not include golf membership dues, which are separate.
What should I know about buying a golf course lot in Scottsdale?
Lot position on the course matters significantly. Premium: elevated lots with fairway views but set back from play. Standard: direct fairway frontage with ball and noise exposure. Interior: no course frontage, lower price but no view premium. Also evaluate the golf course's financial health — courses that are losing money may face assessment risk, reduced maintenance, or potential closure and redevelopment.
What is the price range for golf course homes in Scottsdale?
Golf course homes in Scottsdale range from approximately $500K for condos and patio homes in McCormick Ranch to $25M or more for custom estates in Silverleaf. The most active transaction bands are $600K to $1.5M in Central Scottsdale golf communities and $1.5M to $5M in North Scottsdale private club communities.
