New Construction
Scottsdale Homes for Sale.

Spec Builds · Custom Estates · Teardown-Rebuild · Infill · Production New Builds

New construction in Scottsdale is not one category. It is four distinct product types — spec builds, custom estates, teardown-rebuild projects, and production community homes — each with its own pricing, timeline, risk profile, and buyer considerations. The listings below show the publicly available new construction inventory. For access to spec builds and near-completion projects that have not yet been listed, contact me directly.

“Buying new construction requires a different analysis than buying an existing home. The builder’s warranty, the construction quality, the lot premium, and the resale trajectory are all specific to the product type. A spec build in Arcadia and a production home in Grayhawk are both new — but they serve different buyers and perform differently.”

Know the Product

Four Types of New Construction. Each One Different.

Not all new construction is equal. The product type determines the pricing structure, the risk profile, the warranty terms, and the resale trajectory. Understanding which type you are evaluating — before you walk through the front door — changes the analysis entirely.

The builder’s premium on a spec build is not the same as the construction cost on a custom build. The warranty on a production home is not the same as the warranty on a one-off custom estate. The due diligence is specific to the product type.

Read the Buyer’s Guide

Spec Builds
Builder constructs without a specific buyer. Designed for broadest appeal at the price point. Buyer purchases finished or near-finished. Speed and certainty, but no customization. Common in Arcadia, South Scottsdale, and North Scottsdale infill.
Custom Builds
Buyer commissions on their own lot. Full control over design, materials, and layout. 14 to 24 month timeline. Requires managing the construction process. The most personalized product and the most complex transaction.
Teardown-Rebuild
Existing home demolished and replaced on an established lot. Most active in Arcadia Proper, South Scottsdale, and the Paradise Valley East Border. Combines new construction quality with established neighborhood character and mature landscaping.
Production New Builds
Builder-developed communities with semi-custom floor plans. Standardized construction, predictable pricing, and builder warranty programs. Found in North Scottsdale master-planned communities and the metro’s growth corridors.

Frequently Asked Questions

New Construction FAQ.

Where is new construction happening?
South Scottsdale and Arcadia (teardown-rebuild), Central Scottsdale (infill), and North Scottsdale (custom, spec, and production). Each corridor has different product types and price ranges.
Spec build vs custom build?
Spec: built without a buyer, designed for broad appeal, purchase finished. Custom: commissioned by you on your lot, full control, 14–24 month timeline. Speed and certainty vs personalization and complexity.
How much does new construction cost?
$300–$500/sqft for production, $500–$800+/sqft for custom luxury, plus lot cost. A 4,000 sqft custom on a $1.2M lot at $600/sqft = ~$3.6M total.
Should I buy new or existing?
New: modern systems, warranty, no deferred maintenance. Existing: established landscape, known neighborhood, often larger lots at lower per-sqft. Depends on timeline, budget, and risk tolerance.
Do new homes come with a warranty?
Typically 2-year workmanship and 10-year structural in Arizona, but terms vary by builder. Review the warranty documents and understand what is covered vs excluded before purchasing.
Are there off-market new builds?
Yes. Builders frequently market through agent networks before listing publicly. The Private Client Network provides access to off-market spec builds and near-completion projects.

Common Questions

Questions Sellers Ask Most.

Where is new construction happening in Scottsdale?
New construction activity in Scottsdale is concentrated in three areas: South Scottsdale and Arcadia, where teardown-rebuild projects replace older homes with modern estates on established lots; Central Scottsdale, where infill projects and community redevelopment create new inventory; and North Scottsdale, where custom builds on undeveloped lots and spec homes in master-planned communities like DC Ranch and Grayhawk add new supply.
What is the difference between a spec build and a custom build in Scottsdale?
A spec build is constructed by a builder without a specific buyer, designed to appeal to the broadest market at a given price point. The buyer purchases a finished or near-finished product. A custom build is commissioned by the buyer on their own lot, with full control over design, materials, and layout. Spec builds offer speed and certainty. Custom builds offer complete personalization but require 14 to 24 months and management of the construction process.
How much does new construction cost in Scottsdale?
New construction costs in Scottsdale range from approximately $300 to $500 per square foot for production builds to $500 to $800 or more per square foot for custom luxury construction, exclusive of lot cost. A 4,000 square foot custom home at $600/sqft on a $1.2M lot totals approximately $3.6M. Finished spec builds include the lot cost in the sale price and typically trade at a premium over the combined lot-plus-construction cost to compensate the builder for risk and timeline.
Should I buy new construction or an existing home in Scottsdale?
New construction offers modern systems, current design standards, builder warranty, and no deferred maintenance. Existing homes offer established landscaping, known neighborhoods, and often larger lots at lower per-square-foot costs. In teardown-heavy corridors like Arcadia and South Scottsdale, new construction on an established lot offers both advantages. The decision depends on your timeline, budget, risk tolerance, and whether you value customization or certainty.
Do new construction homes in Scottsdale come with a warranty?
Most new construction in Arizona includes a two-year workmanship warranty and a ten-year structural warranty, though the specifics vary by builder. Production builders typically offer standardized warranty programs. Custom and spec builders may offer different terms. Review the warranty documents carefully, verify what is covered versus excluded, and understand the claims process before purchasing. Your agent should review the warranty terms as part of the due diligence.
Are there off-market new construction homes in Scottsdale?
Yes. Builders frequently complete or near-complete spec homes that are marketed through agent networks before listing on the MLS. In teardown-heavy corridors, builders also acquire lots and begin construction before publicly marketing the finished product. The Private Client Network provides access to these off-market new construction opportunities.
