What Actually Surprises Orange County Buyers.

**You will get materially more house and land for the money.** That is the single most common reaction. A Newport Coast budget buys considerably more in North Scottsdale, and a Corona del Mar budget goes a long way in Arcadia.

**The club culture is comparable but golf-heavier.** If your Orange County life ran through a club, that translates almost directly — Desert Mountain, Estancia, Silverleaf, Whisper Rock. Understand which memberships run with the property and which are separate before you fall in love with a house.

**Summer is the real adjustment, not the heat itself.** Orange County's climate is famously mild; ours is not. Most transplants find June through September genuinely restructures the year — early mornings, indoor afternoons, and travel. Plan for it rather than being surprised by it.
