What Actually Surprises Texas Buyers.

**Lot sizes are smaller for the money outside Paradise Valley and North Scottsdale.** Texas land is comparatively abundant; ours is constrained by federal land, preserve, and mountain. If acreage is the priority, that narrows the map quickly — and it is better to know that first.

**The heat is drier and the summer is longer.** Texans handle the temperature well but underestimate the duration. June through September restructures the year here more than a Texas summer does, and pool orientation and shade genuinely matter.

**No state income tax in Texas; Arizona has one.** It is comparatively low, but it is not zero, and it is the most common surprise in the financial comparison. Property taxes usually move the other way, favoring Arizona — model both together rather than either alone.
