The Short Answer
A Seller's Market, but a Measured One.
In the first half of 2026, Scottsdale single-family homes sold at an average of 97% of list price — unchanged from a year earlier — while the number of homes sold rose 14% and days on market for active listings fell about 20%. Those are the fingerprints of a seller's market: homes moving faster, more of them selling, and sellers holding nearly full price.
But it is measured, not frenzied. Holding 97% of list means buyers are still negotiating a few points, and a home that launches above the market still takes a reduction. This is a market that rewards correct pricing on both sides, not one where anything sells at any number.
