Lock and leave means you can shut the door in April and not think about the house until November. The association handles the exterior and the landscaping, the community is secured, and there is little or no private yard to deteriorate while you are gone.

That cuts across property types. A detached home in a managed community can be lock and leave. A condo with a neglected association may not be. What matters is who carries the maintenance burden, which is why pricing one of these against a zip code average is close to meaningless. The zip contains homes that serve an entirely different buyer.

In practice that means the association maintains the exterior and the landscaping, the community is gated or otherwise secured, and there is little or no private yard to fail while you are away. It is a maintenance description, not a property type, which is why it cuts across condos, townhomes and detached homes in managed communities.
Which Scottsdale communities suit seasonal owners?
The ones where the association carries the burden. Over July 2025 to July 2026, Terravita closed 83 sales at a $1.06M median in 60 days, and Gainey Ranch closed 77 at $1.43M in 41 days, both at or near 96% of list (ARMLS). Those are typical seasonal profiles: guard gated, amenity heavy, low personal maintenance.
Do lock and leave homes sell faster?
Frequently, yes, and the data shows it. Gainey Ranch ran a median of 41 days while Desert Mountain, a higher priced and more bespoke market, ran 113 days over the same period. Lower maintenance homes serve a wider buyer pool, including the seasonal buyers who want the same thing you did.
Is a lock and leave home worth more per square foot?
Not automatically, and treating it as a premium is a common pricing mistake. What it does is widen the buyer pool and often shorten the time on market. Price it against its actual competitive set within the community rather than against the wider zip code, which mixes in property types that serve a completely different buyer.
What should I do before leaving for the season if I might sell?
Have the preparation conversation before you go rather than after. Decide what needs doing, book the trades while you are still here to let them in, and get the photography done in good light. A home that sat empty through a Phoenix summer usually needs landscaping recovery and a deep clean before it can be photographed at all, and that work is far easier to arrange from inside the house than from another country.
