A second home has a selling window most owners never think about. Preparation, photography, staging decisions and showings all work better with you in the house, and you are only in the house for part of the year. That constraint, not the market, is usually what should set your timeline.

The Constraint

Your calendar, not the market's.

Owners ask whether winter or summer is the better time to sell in Scottsdale. For a seasonal home it is mostly the wrong question. The binding constraint is that the work of selling wants you present, and you are present for a defined stretch of the year.

Preparation decisions get made standing in rooms. Which furniture stays, what needs paint, which repairs are worth doing before an inspector finds them. Photography is better when the owner is there to say what the house is actually like in the afternoon. None of it is impossible remotely, but all of it is easier and faster in person, and speed is what a seasonal seller is short of.

So the useful exercise is arithmetic rather than intuition. Pick the date you want to be finished, then count backwards through closing, contract, marketing and preparation. The answer usually lands earlier than people expect.

When should a snowbird list their Scottsdale home?
Work backwards from the close, not forwards from your arrival. Days on market vary sharply by community: over July 2025 to July 2026, Gainey Ranch ran a median of 41 days while Desert Mountain ran 113 (ARMLS). Add roughly a month from accepted contract to close, plus the preparation window before listing. For most seasonal owners that means listing between January and early March if you want to be finished before you leave, and starting the preparation conversation in November when you arrive.
Do I have to be in Arizona to sell my second home?
No, and plenty of seasonal owners sell entirely remotely. But being here for the preparation phase is worth a great deal, because the decisions that set the price are made in the room: what furniture stays, what gets painted, which repairs are worth doing and which are not. If you are here anyway from November, use it.
Is winter or summer better for selling in Scottsdale?
For a seasonal property the honest answer is that buyer attention is highest while the weather is good and visitors are in town, which is also exactly when you are here. That alignment is the real argument for a winter listing, more than any seasonal price effect. The counterargument is inventory: you are also competing with every other seasonal owner who reached the same conclusion, which is why pricing against the actual competitive set matters more in season than out of it.
How long does it take to prepare a seasonal home for sale?
Assume four to six weeks if anything needs doing, and longer if trades are involved during the busy winter months when every contractor in the Valley is booked. Homes that sat empty for six months usually need more than their owners expect: landscaping recovery, deferred maintenance, and a deep clean before photography.
What if I decide to sell after I have already gone home?
It is entirely doable, and it becomes a remote sale, which is a different set of logistics rather than an impossible one. Someone has to be in the house for the photographer, the inspector and the appraiser. That is the part to arrange before you leave, not after.
