The Definitive Paradise Valley Real Estate Resource

Paradise Valley is not a neighborhood within Scottsdale or Phoenix. It is its own incorporated town — 16 square miles with its own zoning, its own police force, its own town council, and a permanent commitment to residential exclusivity that no other community in the metro can replicate. One-acre minimum lots, zero commercial zoning, dark sky ordinances, and nine distinct micro-pockets that each serve a different version of the luxury residential lifestyle. This page is your starting point for everything Paradise Valley.

“Paradise Valley protects its residential character by design. No commercial zoning. One-acre minimums. Dark sky ordinances. These are not guidelines — they are permanent structural features that cannot be changed and that compound the town’s value over time.”
— Anne Sostman, The Scottsdale Agent

Living in Paradise Valley

Arizona’s Most Exclusive Residential Community.

Paradise Valley exists by design. The town was incorporated in 1961 specifically to prevent commercial development and annexation by Scottsdale and Phoenix. That founding intent is preserved in zoning that prohibits commercial use, requires one-acre minimum lots, and enforces dark sky ordinances that eliminate light pollution. The result is a residential environment that no other community in the metro — or arguably, the country — can replicate.

The town is bordered by Camelback Mountain to the south, Mummy Mountain at its center, and Scottsdale to the east and north. The resort corridor — Sanctuary, Mountain Shadows, Montelucia, the Omni — provides five-star dining and amenities within the town limits. Scottsdale’s Old Town dining, Fashion Square, and cultural corridor are minutes away. Sky Harbor Airport is 20 to 30 minutes depending on location.

The nine micro-pockets within Paradise Valley each serve a different lifestyle, view orientation, and price band. Understanding which pocket matches your priorities is the most consequential decision in the buying process.
