We cover the four things every serious seller should understand before listing: a defensible valuation grounded in current comparable sales and recent off-market activity, a clear-eyed cost-of-waiting analysis specific to your equity position, a pre-positioning roadmap of moves you make now that show up in your sale price later, and a briefing on the Private Client Network so you understand the off-market alternative to a public listing.

There is no commitment to list. The Strategy Session is for homeowners considering a sale anywhere in the next six to eighteen months who want the strategy work done before the moment arrives. Decisions made in June change outcomes in October.

    Step 01 — Request

    Submit the Form or Book Directly
    Either route reaches me directly. I personally confirm timing within one business day. There is no pre-qualification screening. The conversation is for you.
    Step 02 — The Session

    A Private Conversation, on Your Terms
    Thirty to forty-five minutes. In person at my office, at your home, or over a private video call. Your choice. We cover the four topics in order, with time for your specific situation.
    Step 03 — Your Read

    A Written Summary You Keep
    Within five business days, you receive a written summary of your valuation, your cost-of-waiting math, your positioning roadmap, and your timing window. Yours to reference, with or without next steps.
    Step 04 — Ready When You Are

    When the Moment Arrives, the Work Is Done
    No pressure to list. When the timing is right — six months, twelve, eighteen — the strategy is already in place. You do not react. You execute.

    Strategy Session FAQ.

    Do I have to list with you after the session?
    No. The Strategy Session is a private conversation, not a listing presentation. Many of the homeowners I work with use it to prepare for a sale six to eighteen months out. Some never list. Some list with me. Both are fine.
    Is there a cost?
    No. There is no fee for the session or the written summary. If you eventually list, standard seller representation applies. Terms are always discussed in advance.
    What if I am already working with another agent?
    If you are under a current listing agreement, I will not interfere. The form asks the question directly so we can respect existing relationships. If you are simply working informally with someone, the Strategy Session is still appropriate.
    How private is this?
    Completely. No part of the Strategy Session, your valuation, or your written summary is shared with anyone. Nothing is published, indexed, or recorded. The session is for you and your household alone.
    How is this different from a regular valuation?
    A regular valuation answers “what is my home worth.” A Strategy Session answers “what should I be doing now so that when I sell, I sell well.” The valuation is one of four topics, not the only one.
    What if my timeline is more than eighteen months?
    The Strategy Session is calibrated to a six-to-eighteen-month decision window. If you are further out, the conversation is still useful, but I will tell you which decisions are still too early to lock in.
