Four Types of New Construction. Each One Different.
Not all new construction is equal. The product type determines the pricing structure, the risk profile, the warranty terms, and the resale trajectory. Understanding which type you are evaluating — before you walk through the front door — changes the analysis entirely.
The builder’s premium on a spec build is not the same as the construction cost on a custom build. The warranty on a production home is not the same as the warranty on a one-off custom estate. The due diligence is specific to the product type.
