Scottsdale has more premier golf communities per square mile than any market in the country. But buying a home in a golf community is not the same as buying a home that happens to be near a golf course. The membership structure, the assessment history, the lot position on the course, and the financial health of the club all affect your investment. The listings below show what is publicly available. For properties in private communities that are not listed on public platforms, request access through the Private Client Network.

Before You Buy
What Most Golf Community Buyers Do Not Evaluate.
Most buyers evaluate the home and the course. The sophisticated buyer evaluates the community’s financial structure. Is the membership mandatory or optional? What are the initiation fees and monthly dues on top of the HOA? What is the club’s financial health — is it profitable, breaking even, or running at a loss? A golf course that is losing money may levy special assessments, reduce maintenance, or face closure and potential redevelopment. All of these scenarios directly affect your property value.
Lot position on the course also matters more than most buyers realize. A premium elevated lot with fairway views but set back from play commands a structural premium. A direct fairway-frontage lot carries ball exposure and noise. An interior lot with no course frontage carries no view premium but avoids the exposure.

Frequently Asked Questions
Golf Community FAQ.
|
What are the best golf communities?
Central: Gainey Ranch (semi-private, $600K–$3M+) and McCormick Ranch (public, $500K–$1.5M). North: Troon, Desert Mountain, DC Ranch, Grayhawk (semi-private), and Silverleaf (ultra-private, $3M–$25M+).
|
Do I have to join the club?
Depends on the community. Some have mandatory membership, others optional. Initiation fees range from $0 to $250K+. Monthly dues are separate from HOA. Verify the current structure before purchasing.
|
|
How much are HOA fees?
$300–$600/month in semi-private communities. $800–$1,500+/month in private guard-gated communities. These do not include golf membership dues, which are separate and can add $500–$2,000+/month.
|
Does lot position on the course matter?
Significantly. Elevated with setback = premium view, minimal exposure. Direct fairway = ball and noise risk. Interior = no view premium, no exposure. Lot position is permanent and affects resale.
|
|
What is the price range?
$500K for McCormick Ranch condos to $25M+ for Silverleaf estates. Most active bands: $600K–$1.5M in Central Scottsdale, $1.5M–$5M in North Scottsdale private clubs.
|
Are there off-market golf properties?
Yes. Premium lots and homes in private clubs frequently trade through club member networks and agent relationships before public listing. PCN provides access.
